The historic Rudman Building at 13th Street and Washington Avenue has a new name and a new chapter. Oliver Properties has renamed the eight-story building at 500 N. 13th St. Cordovan on the Park, and residents are expected to begin moving in by mid-October, the St. Louis Post-Dispatch and St. Louis Business Journal reported Sept. 25.

The St. Louis-based developer is putting $12 million into the project, according to the Business Journal. That includes more than $5 million to buy the roughly 120,000-square-foot property, which it acquired in July 2025, and about $7 million to renovate it. The project is financed with a mix of state and federal historic tax credits and construction financing from Kansas City-based Equity Bank.

Cordovan on the Park will have 74 apartments. Oliver Properties is renovating the building’s 48 existing units and converting two former office floors into 26 new apartments. The Post-Dispatch reports new amenities including in-unit washers and dryers and a business center. The Business Journal adds a community space with a kitchen, coffee bar and patio, plus two fitness centers. Work on the full building is expected to wrap up next spring, with the first residents moving into finished units in mid-October.

About 70% of the apartments are one-bedrooms. The rest are two-bedrooms, some of them two-story townhouse units. According to the Business Journal, one-bedroom rents are expected to run $1,200 to $1,300 a month and two-bedrooms $1,400 to $1,700, with townhouses at the high end of that range.

Coffee is already pouring downstairs. Coffeestamp opened on the ground floor on Friday, Sept. 25, in the former Wasabi space near the old Blondie’s spot. It is the coffee roaster’s third cafe and its first downtown, and Coffeestamp keeps its Fox Park location. “We were targeting a coffee shop for that strip of Wash Ave because there was a gap,” Oliver Properties CEO Alex Oliver told the Post-Dispatch. “We’re excited to have them.” King Realty Advisors represented Oliver Properties in the Coffeestamp lease, and the firm is also Oliver Properties’ leasing broker for the storefront next door, the former Lucas Park Grille space, which is still looking for its next tenant.

The building dates to 1901. It was designed by noted St. Louis architect Isaac S. Taylor and began as the headquarters of the Peters Shoe Co. before becoming home to the International Shoe Co. It was added to the National Register of Historic Places in 1984. A previous owner, McGowan Brothers Development, converted the top four floors into loft apartments in 2002.

Cordovan joins a growing Oliver Properties lineup on Wash Ave that includes Six Cord at 1000 Washington Ave., Vanguard Lofts at 1110 Washington Ave., the Bogen at 1209 Washington Ave. and Ventana Lofts at 1635 Washington Ave. The company is also finishing the Wash Ave Food Hall at 1122 Washington Ave., along with a market and a speakeasy. “There’s momentum with retail (on Washington Avenue) right now,” Oliver told the Post-Dispatch.
